As a flooring wholesaler, CT Enterprises has access to both current running lines and discontinued product lines. The products you select depends upon your long-term flooring replacement strategy. There is very little need to install cheap carpet in your rental properties, if you can find good carpet cheap.

In some US Markets where the Apartment rental market is a Renter's market, many property management companies must make concessions to renters to entice them into a lease. Research has shown that the higher the quality of flooring materials used in some markets, the fewer concessions a property management company must make. Upgraded flooring provides a psychological benefit in communicating a higher value for money spent on monthly rent payments. An apartment that remains unrented for 60 days could absorb expected profits for an entire year. Upgraded flooring options, coordinated paint colors, and bright colorful kitchen-areas each combine to produce a higher perceived value of the product offered.

CT Enterprises typically offers two approaches to Flooring Management.

Residential Property Management Option #1
For cookie-cutter managers, who like to have the same product and color installed in each unit, we typically suggest a mid grade product (two steps above FHA-base grade). Mid grade products (at wholesale prices) compete with an FHA Base grade from a price standpoint, but color choices are much less limited in mid grade products. For mid-grade products, carpet pile is thicker, installation errors are easier to hide, and repairs are much easier to make. Mid-grades last longer, clean-up better, and typically have a stain treatment which makes it easier for tenants or maintenance staff to remove carpet stains. Most rental carpet is replaced due to staining-not wear.

Many mid-grade products are manufactured in sufficient quantities to provide a close color match, should you need to replace a room (no carpet will guarantee a dyelot-to-dyelot match).

In comparing a mid grade option to an FHA Base grade option, all factors must be considered. Often short-term costs may appear higher, while long-term costs are actually lower for a mid grade product. MId grade products last longer, clean more easily, and help you keep the property rented. Very few property management professionals add the cost of vacancy back into material costs, but in some instances the two are very closely related. For most apartments, the money lost from a 60 day vacancy would have paid for the highest quality carpet manufactured.

Residential Property Management Option #2
A second option that many of our Property management companies utilize is to choose a color family and allow CT Enterprises to scour manufacturers inventory for discontinued products, over-runs, off-shades, and class A seconds.

With design trends changing from one, universal flooring color throughout an apartment, to targeted color schemes in various rooms, this option has gained traction with many large property management companies. This changing design trend also has helped stabilize occupancy rates by allowing renters to decorate around targeted color schemes. It has been found that renters are less likely to move after they have made investments in matching furniture, coverings and other design elements that match their carpet color.

From a value perspective these non-standard flooring products average 50-60% off of normal retail prices. More importantly, our Property Management Partners tell us that rental units in which they use this flooring option rent more quickly and remain occupied longer-two secrets to successful property management profitability.

Commercial Property Management

Commercial property management is very different from residential property management and CT Enterprises understands the differences. While some tenants may have their flooring list predefined for them before they occupy a facility, CT Enterprises can fill the prescription. As a Flooring Wholesaler, we purchase materials from every major flooring manufacturer in the US.

Options for the commercial property management market are very similar to the residential Property Management options mentioned above. CT Enterprises can either supply First-quality materials at wholesale prices as specified through running line products or we can scour each flooring manufacturers inventory for special buys, discounted products, trials or other deeply discounted specials that we are able to obtain.
